• Two twin bedrooms (14 sq meters, 2 beds of 1,90×0,90 meters & 11 sq meters, 2 beds of 1,95×0,90 meters) sharing a bathroom and a small sitting room, with sea views & doors out to a shared terrace

• The housekeeper’s primary job is to clean the house & ensure the washing of the household linen on weekdays only (09:30 – 16:30 hours) with bedrooms, bathrooms & public areas cleaned once a day; washing of guest’s personal clothes or dishwashing is not included  
• A resident groundsman is also in charge of pool & garden maintenance which takes place weekdays (09:30 – 14:00 hours) with swimming pool & terraces cleaned a bit earlier (07:00 – 08:00 hours), although every effort is made not to disturb guests
• Basic welcome hamper supplied on arrival (drinking water, wine, beers, juice/soft drinks, milk, coffee, tea, bread, butter, honey, sweet & savoury biscuits, sugar, salt & pepper, local cheese, olives, seasonal fruit, guest soaps & lavatory paper, essential cleaning products such as washing up liquid, dishwasher & washing machine detergents, spare electrical bulbs, candles & matches, mosquito repellent, charcoal for barbeque use)

• Babysitting, paid locally
• Pool heating w/cover @ €300 p/week for approx 10 hours a day, paid in advance
• Central heating @ €300 p/week, paid in advance
• Use of telephone/fax (central system), paid locally
• Weddings/events of 50 guests maximum accepted only outside the peak season only and all properties on the estate must be booked together; extra wedding/event fee of €2,000 + security deposit of €2,000 applies; wedding/event planner & full event insurance at clients cost

• Beach: a gentle slope and walk from the estate grounds will take you to sandy Praia Grande, approx. 300 metres
• Ferragudo (nearest shops & restaurants): 1 km drive or walk along the beach past Forte S João
• Golf Courses: within a 15-20 minute drive you can reach Alamos, Alto Golf, Penina, Gramacho, Morgado do Reguengo, Vale da Pinta & Vale do Milho courses
• Tennis: Carvoeiro Club, 3 kms
• Portimão & Marina (major shops & banks, bars & restaurants, hospital etc): on the other side of the river, 6 kms drive away
• Must Visit: Castle Town of Silves, 18kms; Coastal Town of Lagos, 25 kms; Monchique Mountains, 30 kms; Sagres & Cape St. Vincent, 65 kms
• Faro Airport: 60 kms

• Minimum 1-week rental applies with Saturdays change-overs preferred
• Check-in after 16:00 hours with local representative welcome; check-out before 10:00 hours
• No parties for more than full capacity, no pets & strictly no smoking indoors (penalty equal to security deposit)
• Extra services are subject to availability and should be booked well in advance especially in high season; no credit cards accepted locally, only cash
• Non-refundable rental deposit of 30% required to reserve the property
• Rental balance due 6 weeks prior to start date of rental, not refundable after this date
• Local Tourist Tax for all guests over 13 years of age applies - €2 p/person p/day (up to 7 days) or €14 p/stay between 1 April - 31 October; €1 p/person p/day (up to 7 days) or €7 p/stay between 1 November - 31 March, paid in advance
• Security deposit of €1,500 to be paid in advance of rental – this amount minus any applicable charges is refundable at the end of the holiday
