Selecting a Property & Asking Our Advice

AB Villa Rentals acts as a broker of holiday accommodation between the property renter and the property owner, based on each property’s individual web description and the hereby-listed general terms and conditions. Our fees for this service are included in the rental price of the featured properties. The pages of this website will, we hope, provide you with all the information you need to make your choice of holiday rental. Once you have selected a property (or more than one), please click on ENQUIRE NOW and send us a request.

We aim to respond all enquiries within 24 hours; a bit longer if your request arrives over a weekend. If however, you are not familiar with a particular region of Portugal and would like to discuss any special issues before booking one of these properties, please feel free to CONTACT US by email or telephone. We enjoy guiding clients about what properties we think they would enjoy and when is the best time to visit.

Rental Prices

The rental prices listed on this website are quoted in either EUROS or UK POUNDS STERLING as a guideline only and subject to reconfirmation at the time of booking. VAT may be applicable and added in some instances. Our preferred method of payment is via BANK TRANSFER. If you wish to make a secure payment via PAYPAL, a surcharge of 3,5% will be added to the amount due. Bank details for making a bank transfer or a PayPal payment reference will be supplied, once the availability and rental price of the property you are interested in, are confirmed.

Holding an Option

You may PLACE A 24 HOUR OPTION to reserve a particular property until you reach a decision or make suitable travel arrangements. Options automatically expire after 24 hours unless an extension is granted.

Confirming & Paying for a Booking

The renter/leader of the party must complete our on-line BOOKING FORM before we are able to confirm that we are holding your chosen property and dates for you. The person completing the booking form will be responsible for the booking and for acting on behalf of all the guests.

You will be sent a RENTAL CONFIRMATION (constituting a rental contract between the villa renter and the villa owner), listing the property name and rental dates, what is included in the rental price and payment details. Your provisional reservation will be held for 5 working days pending payment.

Non-Refundable Rental Deposit

Payment of a NON-REFUNDABLE RENTAL DEPOSIT (up to 50% of the total rent due, depending on the individual terms of the property) is required to make your reservation definite. A booking is only confirmed once we have received the rental deposit.

Rental Balance

The RENTAL BALANCE is due 6 weeks-6 months prior to the start date of the rental and is non-refundable after this date (please check the individual terms of the property). Reminders will not be sent out and we reserve the right to cancel a booking if payments are not made in due time.

Security Deposit

A SECURITY DEPOSIT against any accidental damages or breakages is applicable at most of the properties featured by AB Villa Rentals. Check-in details and directions to the property are only available after payment of this deposit, so we recommend that you settle it approximately 1 month prior to arrival. The villa renter undertakes to treat the property, swimming pool and its grounds with the greatest possible care and immediately notify the property owner of any damage caused accidentally or not so that an assessment can be made and replacements and/or repairs undertaken.

You will be charged for damages and breakages that are not considered as fair wear and tear and for extreme use of utilities including required excessive cleaning costs, replacement and/or repair to the property of any of its contents, the swimming pool and its grounds, excessive use of electricity due to air conditioning being left full-on with external doors open, any extra services requested and not paid for locally, and such like.

The security deposit minus any applicable charges is refundable after the holiday ends – please clarify locally before your departure that no charges are applicable, as this may delay the refund.

When Making a Payment

Please specify:

— The booking name (renter/leader of the party)

— The property name & dates

— The type of payment being made (i.e. non-refundable rental deposit, rental balance, extra services booked or security deposit)

Please make sure that any BANK TRANSFER related charges are covered for at sender’s end – if any fees are wrongly deducted at beneficiary end, these will be added to the next payment due. PAYPAL payments will incur a 3,5% surcharge.

You will be sent the related TRAVEL DOCUMENTS (directions and check-in details for the property booked), once the full rental payment and the security deposit (if applicable) have been received. Unless otherwise specified, arrival at the holiday rental property is after 16:00 hours and departure on the last day, must be before 10:00 hours. If your flight arrives earlier or departs later, please check with us first, if an arrangement can be made to leave your luggage somewhere safe before or after checking-in/out.

Most of the properties featured by AB Villa Rentals provide a VILLA WELCOME BOOK upon arrival, listing some helpful information about the villa and what to do locally including restaurants and shops, banks and chemists, beaches and other local attractions.

Cancellations

If you have the misfortune to have to cancel your holiday rental, you will be charged in accordance with the following scale:

— Up to 6-10 weeks before arrival at the property (depending on the individual terms of the property) – loss of deposit.

— Less than 6-10 weeks before arrival at the property (depending on the individual terms of the property) – 100% of the total cost of the holiday.

In exceptional circumstances, we may ask the property owner to consider the re-scheduling of a cancelled rental, subject to availability and price applicable to new dates.

Extra Services & Special Requests

Extra services and special requests are subject to availability and should be booked/requested well in advance specially in high season – at least 1 month prior to the start of your holiday. Terms and cancellation fees will be detailed when the services requested are confirmed available.

However, the type of service varies from villa to villa, so please check exactly what is available, included or extra, listed in more detail further down on the individual villa page:

Concierge/Personal Assistant - For a more relaxed family holiday or friend’s getaway, at these villas, a local assistant/specialist is available to help you plan and book all sorts of different activities, spa treatments and dinner reservations.

Chef/Cook Service - Several of our featured properties include a local cook to prepare some regional dishes whilst at others, we can arrange for a more sophisticated chef-at-home service allowing you to enjoy a wonderful culinary experience, prepared in the comfort of your holiday home. Please request well in advance.

Breakfast/Welcome Hamper - After hours of travelling to your destination, what better way to start your villa holiday than sipping a glass of local "vinho" and enjoying the views? Welcome Hampers vary from villa to villa whilst at some properties, breakfast is included instead.

A/C - Complimentary air conditioning (main rooms or full house) is included in many of our properties.

WIFI - Most of our villas offer WIFI throughout, included in the rental.

Swimming Pool and/or Jacuzzi – The majority of our featured properties have a private pool, just for you and your friends or family use. Some have a jacuzzi too. If available, pool and Jacuzzi heating may be subject to an extra charge. 

Tennis Court - A private tennis court (or Padel Tennis) is available at certain villas. One-to-one tennis coaching may also be possible, please request well in advance.

Private Gym - If staying in shape is part of your holiday plan, what is better than a villa with a private gym?  Sharing it only with your nearest and dearest and without schedules, taking care of your body is much easier.

Sauna - Some of our properties include a private sauna. 

Yoga Space/Deck - At these properties, a yoga space/deck with equipment is provided for guests to use. We can also try to organize yoga classes for your party whilst in residence, please request well in advance

Cinema - Some villas feature a cinema room or offer an outdoor/garden screen that can be arranged on request - imagine private screenings for the whole family!

Games - This icon will cover a number of indoor/outdoor activities available at some of our properties: card table, backgammon, table games, darts, billiards/pool table, soccer table, table tennis, bikes included in the rental, petanque court, beach volleyball, soccer goal & balls. Exact amenities are listed in detail under each villa description.

Electric Car Charger - For those concerned about sustainability and travelling across Europe to Portugal in an e-car.

Within Walking Distance to a Beach - No more than 1,5 kms walking distance away.

Located Near Golf Courses - No more than 30 minutes’ drive away.

Within Walking Distance to Restaurants/Shops - A leisurely walk away!
